Sumadhura Soham Review

Hi All,
I have created this blog for people who have booked or intend to book a flat in Sumadhura Soham in Whitefield. It looks like a good project to me.

      The project looked good to me. The location is good, just next to the IT tech parks, so good renting prospects. There are many Prestige villas on the same road.

      Soham is just 500 metres from the ITPL main road.The road leading to Soham project is under repairs and looks like it will be done soon.

      Soham is a low rise project like others on the same road as the road is 20 feet wide. For high rise, road should be minimum 40 feet wide. Thus new projects on the road would also be low rise.

      Completion date is Dec 2017, going by Sumadhura's reputation, they tend to finish on time.

      Amenities in Soham are good. Swimming pool, Indoor badminton court, club house, gym, yoga room, power back up to apartments, security cameras etc. Had visited Sumadhura's madhuram project,its layout,landscaping, gardens, amenities, apartment finish looked good

      Payment structure is step by step - 3L for booking, 20% for agreement signing, 10% for foundation and followed by 8-10% installments as project proceeds

      Soahm is saying carpet area would be approx 72-74%. The price of 4200 rs is slightly misleading as it is the base price. Clubhouse charges -2L, Parking -2.5L, Power Back up, 1L premium for amenities facing units etc. are additionally added - A 2bhk (1260 sqft) cost comes to approx 65L, A 3bhk cost comes to approx 80L. So it becomes approx 5100 rs per sqft. Still a decent deal I think considering amenities and location.

      Project is currently in pre launch stage, so the approvals and paperwork is under progress. Once approvals are in place, the agreement signing would begin.

      I have booked a 2bhk.

      Anyone, who has any concerns or any downside of the project, please share. Mutual co-operation would help us a lot :)

    I compared this project to Prestige Boulavard just across the corner at Rs. 5350 per sq. ft. and thought the price was good.. But after you mentioned all the additional charges I am not sure.. Do you think Sumadhura has been honest with pricing?

    I live in USA and visited Bangalore recently and did not want to do too much thinking before I put deposit on a 3BHK. They do not have many of them in this project and I had to book something..

    Please let me know if this is a good project to invest and I will write the agreement especially when compared to Prestige Boulavard nearby. I think Brigade Cosmo and Shoba at Hope farm Junction are at slightly higher price.

      I had also compared Boulevard to Soham at the time of booking. The main reason I selected Soham was due to better amenities and less price. Soham has indoor badminton court and a multi purpose outdoor play courtwhich is not there in Boulevard. At the time I booked, Soham was 4100 rs per sqft(1260 2bhk at 65L inclusive of all charges excluding registration). Now Soham rate is 4700 per sqft(1260 2bhk at 73L inclusive of all charges excluding registration). You can get the latest price break up from Soham sales guys to be double sure.

      I am not sure of Boulevard all inclusive cost so you can take this SOham price as a basis for comparison. Boulevard obviously has the Prestige brand name so quality of construction may be better. I had seen Sumadhura Madhuram which is also on ECC Road and quality of finishing of homes, landscaping, clubhouse were good. According to Sales guys, Soham would be better than Madhuram so I was satisfied and did not want to pay a lot of extra premium just for brand name for Prestige Boulevard.

    1. Hi Susheel, as per Sumadhura sales team , almost 170 flats have been sold. I am personally aware of 130 flat owners. That should give an indication that it is a popular choice. The current price is 4699 (base price) and lots of people have booked at this price although bulk of owners booked it in pre launch phase. Some people have been able to negotiate 50 rs discount on the current price.
      There is also a referral scheme which can get more discount if they do not have your details and you are introduced by an existing customer.

    1. N and P are unfortunately not yet approved. Sumadhura says it might get approved by July. Impact: they say they will build N and P only if they have approval and have ensured that OC will be provided Keeping fingers crossed.

    Like water scarcity, power lines near the premises, noise from the near by roads, connectivity issues etc

  76. There will be borewell at site provided by builder so water scarcity should not be worse than normal Bangalore standards. Cauvery water has reached in the neighbouring apartments. No power lines near the site. No noise either. In fact location is the best thing about Soham. It's about 500 mts off from the main ITPL road. Regular bus service on the main road and metro station would be within 2 Kms.

    Extra Electrical and plumbing points are costly. Main concern is NP block approvals are still pending

    I am not sure if anyone inspecting time to time ongoing construction to make sure they are as per approved BBMP plan. At most 5% deviation can be ignored by BBMP to get OC in future

    1. As per latest Comms from Sumadhura, the rule changes they were waiting for have been done and they are expecting NP approval in 2 more months.

      They share construction photos on a regular basis and sone owners keep visiting, so progress seems good. We don't have means to check 5% deviation, that is left to trust that Sumadhura will not risk OC by deviating more than 5%

      I am not sure if there are provisions for builders to take NOC(No objection certificate) from Bangalore REVENUE department or/both BBMP departments
      as part of clearance stating that this property does not encroach any SWD/Water body/Rajakaluve/Govt lands and roads

      It looks like we the buyer has to cross check the same over the websites(http://www.rajakaluve.org/ or CDP plan or REVENUE maps) with the survey number
      to validate SWD/Water body/Rajakaluve encroachments

      currently the booking is on hold due to new RERA act inclusions by the builder

  91. They have stopped quoting per sqft base rate. Instead they are quoting lump sum for the flat based on area. I think all inclusive cost excluding registration would be around 5800 per sqft but best to check with them as it keeps increasing

    1. We owners as a group have got legal documents verified from 3 lawyers and found it satisfactory to proceed with purchase but it's always good to do it on your own to remove any element of doubt.
      NP is still not approved, as per latest update from builder, they are looking to get it approved by April 2018
      We are adding members to owners group after they have booked and know their flat number. Till then you can use this blog for discussion
